Professional staging is the “art” of preparing a home for resale and is the ultimate marketing tool for today’s Realtors. It involves creating “flow,” neutralizing space, eliminating clutter, editing and arranging furniture and accessories, and providing great curb appeal. Architectural strengths are highlighted and flaws are downplayed in order to appeal to the greatest pool of prospective buyers.

We offer a variety of Home Staging services tailored to fit each seller’s budget, experience, and comfort level.
- Consultation and Proposal ($100)
During this 1 – 1 ½ hour meeting we will discuss expectations and how to receive the maximum return on investment for your client’s home staging dollars. We will walk through the home with the eyes of a potential buyer gathering the all important “first impressions,” and take lots of helpful photographs. A general action plan of what should be done to put the home in it’s best light and yet work within the client’s budget will be discussed.
- “Top Ten” Priority Report ($195)
The “Top Ten” Priority Report is for homes that are well on their way to being staged and just need a little extra direction. This customized budget-friendly report focuses on the ten most important things the seller should do right away to increase the value of their home and obtain a faster sale.
- “Do It Yourself” Manual ($295 for homes with up to 2000 square feet of finished space. An additional $100 is charged for each addition 1000 square feet).
The “Do It Yourself” Manual is an extensive, 30-60 page report (depending on size and complexity of project) detailing all of the actions a Chesapeake Home Designs consultant would take to transform YOUR CLIENT’S home, as well as professional decorating tips and tricks from the pros. We focus on each and every area of your client’s home, from curb appeal to the master bedroom closet. We take photographs, provide helpful examples, and provide your clients with the steps needed for them to completely transform their home.
- Half and Full Day Fine Tuning Services are available for those clients who have purchased and started and/or completed the “Do It Yourself” manual and just want to add some professional decorator touches. The fine tuning services also works well for those clients who find themselves short on time and energy and need help completing the transformation. (Pricing varies depending upon complexity of projects and work remaining to complete the project).
- Half and Full Day Staging Services (pricing varies depending on complexity of projects and number of staff required)
The Half Day Service is for those homes that just need a little extra attention and expertise and generally focuses on the main areas of the home. The Full Day Service is for those homes that require more attention and expertise or are larger in size. You won’t believe the difference a day can make!
Our Chesapeake Home Designs consultants will be working from the general action plan discussed in our initial consultation. We will work with your clients belongings, or if it was agreed upon during the initial consultation, bring in additional accessories, bedding, artwork and furniture pieces needed to complete the look of each room. We will then take professional photographs for your marketing efforts, and provide your client with general information regarding what needs to be done to complete the project.
- Completed Action Plans and “Finish-It-Yourself” Guide ($150)
Your client may add a 10 page, “Finish-It-Yourself” Action Plan to any of the above Staging Days if more work is needed to complete the transformation. We will spend an extra hour or so going through the home with your client and completing an Action Plan.
- New Listing or Open House Staging Services (pricing varies depending upon complexity of projects and number of staff required)
This service is perfect for the house that is just about to go onto the market or have an Open House in order to make a great first impression! Chesapeake Homes Design consultants will prepare the house fully to make it into a buyer’s dream.
Additional services are available, including cleaning and organizing services, based on the specific needs of your clients.

Vacant Home Staging And Model Home Merchandising
Partnering with Chesapeake Home Designs to offer merchandising or vacant home staging services to your investor and/or builder clients is an excellent way to position yourself ahead of the competition.
Merchandising vacant spec and model homes is one of our specialties. For many years our award winning model homes have gained us recognition throughout the East Coast.
We work with you and your client to make sure their product is merchandised to fit both their budget and their buyer profile. We understand most buyers are not capable of visualizing a home the way it could be, so we create lasting memory points that create that “wow” factor and help evoke an emotional response from prospective buyers that will help you close more sales.
